Project Manager / Forward Planner
Pacific Communities Builder, Inc. is seeking an experienced Project Manager / Forward Planner to manage entitlements, permitting, engineering coordination, and development approvals for new residential communities. This role works closely with agencies, consultants, and internal teams to deliver fully entitled, ready-to-build projects on schedule and within budget.
Essential Duties
- Manage tentative/final maps, zoning, engineering plans, and related entitlements
- Prepare, submit, track, and obtain approvals for permits, development plans, DRE, CFD, LMD, and environmental documents
- Coordinate with city, county, state, and regulatory agencies; attend public hearings and meetings
- Hire and manage consultants including engineers, surveyors, landscape, environmental, dry utilities, title/DRE, and finance
- Review consultant scopes, schedules, deliverables, and budgets
- Prepare and process architectural and construction drawing packages
- Support technical design and value engineering
- Maintain entitlement budgets, schedules, fees, and milestone reporting
- Assist with feasibility and due diligence for land acquisitions
- Support permitting, bond releases, and project close-out
Qualifications
- 5+ years in Forward Planning, Land Development, Civil Engineering, Urban Planning, Architecture, or related field
- Experience working with governmental agencies and development approvals
- Bachelor’s Degree preferred or equivalent experience
- Knowledge of land development and civil engineering principles
- Strong written, verbal, organizational, and analytical skills
- Ability to manage multiple priorities and deadlines
- Proficiency in Microsoft Office
- Valid driver’s license and ability to travel to jobsites and agencies
